CAN I MAKE CHANGES TO A HOMESMITH PLAN?

Yes! You can change virtually anything you want! Add a window, move a wall, make a room bigger, anything you want. Most production builders won't let you do this. You can choose A, B, or C, and that is it.

WHAT DOES HOMESMITH INCLUDE IN ITS STANDARDS?

So we don’t nickel and dime our clients, we include many of the following items they want as standard: wide, site-finished hardwood in all first floor living areas, granite in all kitchens and master baths, heavy moldings, tile in the bath, mud, and laundry rooms, tiled kitchen backsplashes, oak stairs and unique architecture. All of these important details are instrumental in making our houses feel warm and inviting. They also make our houses livable with little or no upgrades.

IS HOMESMITH MORE EXPENSIVE THAN THE 'BIG BOX' PRODUCTION BUILDERS?

No, we’re just as price-competitive as production builders! Production builders typically attract buyers with low base prices and the promise of free upgrades. However these base prices are for truly stripped down houses, that typically only include laminate tops in kitchen, vinyl floors in bathrooms, no hardwood and little to no trim or crown packages. The upgrades add up quick! Unlike these builders, Homesmith homes include most of the items that sophisticated clients want as standard. Our ‘standards list’ is so inclusive that you can move into a base-priced house and not need a single upgrade.

How long is the process for building a home?

Well that depends on you, which is a great thing! We’ve established a process for every homeowner, whether you know exactly what you want and can make decisions on the fly, or if you are the type who likes to take your time and review all the details. No matter your pace we will work with you to get you the home of our dreams.

Picking out finishes can be overwhelming, do you offer assistance?

Not only have we paired up with the best trade partners in Richmond, we also will assign you a design coordinator to help bring it all together. They will work with you through every detail, from the color of your brick and mortar to the style of hardware on your bathroom cabinets. Our design coordinators are experienced in not only new home construction, but also the latest design trends. With their assistance, you’ll feel proud to show off your new home to family and friends.

Once I move in, what happens if something goes wrong?

Homeownership isn’t easy, but once the keys are your does not mean you are on your own. Our warranty manager will be there to help should any issues arise. He will meet with you 30 days after closing, as well as 1 year to check in on how things are going. Any warranty issues that come up he will quickly resolve, as well as offer his advice for any maintenance questions you may have. In addition, every home we build comes with a 2 year mechanical, and 10 year structural warranty, so you can rest easy knowing you are not alone.
